Mysore/Mysuru: In yet another busting of an alleged racket that is involved in creation of forged documents, the MUDA has unravelled a fraud entailing forging documents to create additional sites and distributing it to the public.
Addressing a press meet at his Office on Tuesday, MUDA Chairman H.V. Rajeev said that a private developer had tampered with the original plan sanctioned by the Authority and created additional sites on the land that was meant for open space and a park.
Pointing out that the developer had formed six sites on the space reserved for park at a private layout formed in Ayyajayyanahundi Survey No. 1/1 coming under Kasaba Hobli of Mysuru taluk and had sold four of them, Rajeev said that the current value of the land is estimated at about Rs. 6 to Rs.7 crore. Noting that MUDA had issued a work order for formation of the layout in 4 acre and 39 guntas of land in Ayyajayyanahundi Survey No. 1/1 in 2008, Rajeev said that after the formation of the layout, about 70 percent of the sites were released in stages for allotment.
The layout had a total of 62 sites and according to the original plan, space for a CA (Civic Amenities) site and a park was reserved, he noted.
But the developer illegally formed six sites on the space meant for park and submitted an application to MUDA in Feb. 2020 seeking release of the sites for allotment. Subsequently in Mar. 2020, khatas were also got for the said sites by tampering documents and four of the six sites have been sold, he said adding that the tampering of documents has been done in a manner making it difficult to ascertain the forgery. He contended that the probe will help find out if there were any MUDA officials or staff involved in the racket as the khata for the properties have also been created.
Stating that MUDA officials subsequently visited the layout and have installed a board mentioning that the land reserved for park belonged to MUDA, the MUDA Chairman said that both the land owner and the developer have been served notices regarding cancellation of khata, giving them one-week time for coming up with a reply.
With such forgeries and tampering of records coming to light, Rajeev appealed the public to check the authenticity of all the documents and records related to the sites and layouts with the MUDA and also to double-check if MUDA approved plans match that of those shown by the developers. He further said that Sub-Registrar Offices have been notified not to register any site from the said layout till there was clarity on the extent of the fraud.
He also announced that MUDA will conduct random checks of various plans approved by it, to ascertain if the latest racket unearthed, was just the tip of the iceberg.
Good response for Demand Survey
Referring to the MUDA’s Group Housing Scheme, Rajeev said that the scheme has received good response with as many as 24,348 people evincing interest in the ongoing demand survey.
Pointing out that while 5,274 people responded online, 19,074 people responded offline, he said that the Group Housing Scheme will be similar to the apartments constructed by the BDA in Bengaluru. The MUDA has proposed to construct 1,960 flats at three places in Mysuru at a total cost of Rs. 452.60 crore, he added.
On allotment of CA sites, Rajeev said that till now 380 associations and organisations have applied for the sites. The deadline for applying is Oct. 22 and the MUDA will extend this deadline if need, he pointed out. MUDA Secretary Venkatraj, Members Lakshmidevi, K. Madesh, Linganna and Town Planner Member Jayasimha were present at the press meet.
