MCC Deputy Commissioner Shivananda Murthy speaks at NAREDCO workshop on RERA

Mysore/Mysuru: ‘Apart from levying penalty on property owners who have violations in their buildings- differences between the Approved Plan and the Completion Report (CR) -there is a provision of imposing a fine of up to Rs. 1 lakh on the respective Ward Engineers,’ said Shivananda Murthy, Deputy Commissioner of Mysore City Corporation (MCC). 

He was speaking at a workshop on RERA (Real Estate Regulatory Authority) organised by NAREDCO (National Real Estate Development Council), Mysuru last evening. He said that the MCC has already begun the process of levying fines for violations at all zones where the property identification surveys have been completed.

“It is the responsibility of the respective Ward Engineers to ensure that there are no violations at any buildings under his or her jurisdiction. Such buildings will be demolished and fines will be levied,” he reiterated. 

RERA guidelines are based on improving transparency in the real estate industry. “Apartment plans can be sanctioned within the time-bound 7 to 15 days and commencement certificate will be issued.  If the projects are constructed according to the plan, Khatha will be issued after collecting tax under MCC norms without any delay,” he added. 

He also suggested NAREDCO to come up with ideas that can improve better co-ordination and effective implementation of real estate projects.

RERA was implemented in July 2017 and as per this, all builders and developers have to register their projects under RERA. 

“This workshop dispels certain myths and misunderstandings and addresses practical issues which need to be clarified and effectively adopted for the proper functioning of real estate industry,” said T. Vinay, Chartered Accountant and a RERA consultant from Bengaluru. 

The workshop also highlighted various problems that the builders and developers are facing to file their projects under RERA and also clarified a few issues leading to better understanding. 

NAREDCO Mysuru Unit Chairman, N. Divyesh, who spoke on the occasion, said, ‘NAREDCO Mysuru wing which started in 2016 with 11 members, now has 59 members and  has been successful in conducting more than 24 workshops on matters pertaining to RERA, smart cities, fast track technologies, etc.’ 

The workshop was well attended by builders and developers of Mysuru and also well represented by various industry bodies. NAREDCO State President M. Satish Kumar, President T.G. Adisheshan Gowda, Advocate Dhirendra Mehta, NAREDCO Past President Manoj Lodha and others were present.
